Prepping to list and sell a property always comes with a big list of questions—what needs to be done to prepare, how much to DIY, how much to bring in professionals, whether or not to stage the home, and how to price it—and negotiate on it.

We put our vast experience to work to answer the open questions, bring in the right professionals, advise on what’s worth worrying about, and garner the best selling price possible. We’ve sold everything from high-end designer homes to borderline-shacks, and at this point, there’s very little we haven’t seen before. Unparalleled pre-listing prep:

We’ve learned that the most important part of real estate marketing often happens before the house ever appears on Zillow or the MLS. Some houses are 100% ready to sell, but that’s pretty rare—the vast majority of houses benefit from at least a little prep work before they hit the market.

We can coordinate tasks like:

  • Deep cleaning (inside cabinets, baseboards, windows, walls, the works)

  • Editing, rearranging, decluttering, and temporary storage of excess items

  • Full house clean-outs with dumpster haul-off when necessary

  • Coordinate moving assistance so the process feels low-stress all the way to the finish line

  • Repairs including:

    • Paint touch ups

    • Carpet cleaning and re-stretching

    • Landscaping refresh

    • Replacing light bulbs

    • Plumbing repairs

    • Replacing dated kitchen & bathroom fixtures

    • Updating light fixtures

Things we don’t do:

We don’t lean on common real estate marketing tactics that give exposure to the agent but do nothing to sell your house. These include ads in local magazines (which almost always run long after the house has been sold), digital retargeting, and ads in real estate industry publications with dubious distribution claims.

Professional staging: yes, it helps.

As superficial as it might seem, staging really works. It warms up empty spaces, makes house flaws less glaring, and helps buyers see themselves living happily and beautifully in the property. Even fully furnished houses can benefit from subtle staging—rearranging furniture layouts, strategically replacing certain furniture pieces, or adding art to fill in empty walls. With a typical commission structure, we generally share in the cost of staging or pay it in full.
